Went to preview this commercial soho and hotel development at Gopeng and Peck Seah street. The commercial soho is a loft about 450sqft. and is selling at a price of about 3000 psf. Launching probably by end of the month. the architect behind the project is WOHA. More sky deckings coming up and the height is about 150m.

Now we have Orchid Hotel in place, Carlton hotel under construction, Amara hotel under renovation and PS100 launching soon. Altez is about 30 storeys and Anson suites is about 10 storey. The development above Tajong pagar MRT is yet to launch but it will be the biggest commercial launch in singapore when it does.

Singapore, 22 February 2012 - CapitaCommercial Trust Management Limited, the Manager of CapitaCommercial Trust (CCT or the Trust), is pleased to announce today that CCT has signed sale and purchase agreements for the purchase of Twenty Anson (Property), a two-year old prime office tower for a property price of S$430.0 million or S$2,121 per square foot (sq ft) on net lettable area. CCT will acquire an aggregate 100% of the issued and paid-up share capital of FirstOffice Pte. Ltd., a special purpose vehicle which owns the Property. The acquisition will be funded using the Trust's existing cash and bank facilities, without the need to raise equity. It will generate an accretion to the pro forma annualised Distribution Per Unit (DPU) of 0.36 cents based on the Trust's reported figures for financial year 2011.
Located at 20 Anson Road in the Tanjong Pagar area, the Property is within a five-minute walk with sheltered access to Tanjong Pagar Mass Rapid Transit (MRT) station as well as Capital Tower, one of the Trust's Grade A office buildings. The new development should be launching middle of next month consist of shop, offices and residential.

Mmm ... I am just a layman so don't really know what i'm talking about, but I don't really like the look of this structure. No offence to anyone. But it reminds me of an Egyptian obelisk, with fauna. Is it the trend to have fauna creeping up the entire building? Alot of issues and maintenance involved no? If color too dark, or overgrowth, will look like a real Amazonian jungle in the city. Maybe can add some birds of Paradise also ! ) It'll be real cool to have exotic birds flying around the area. I once saw a baby horn bill in a tree near Blk C ... but that's another story..
I like the renderings for Dawson estate and ParkRoyal on Pickering more although it may not translate accurately. Quite keen to see how Dawson will turn out in another few years. |

Eon Shenton is the redevelopment of the 70 Shenton Way (Marina House) and will consist of 132 luxurious apartments, 23 shops and 98 spacious offices. It is strategically situated at the Singapore Central Business District (CBD) and is merely 3 mins walk to Tanjong Pagar MRT.

THE Orchid Hotel Singapore in the Tanjong Pagar area is on the market, with a price expectation of $250 million and above.
This reflects a pricing of at least $920,000 per room for the 272-room hotel, which soft opened in July. It is on a site with a remaining lease of about 95 years.
The property is being sold with vacant possession, that is, without any ongoing management contract and brand, which would provide a rare opportunity for a hotel owner-operator or investor to acquire and rebrand the property, explains Tom Oakden, executive vice-president of investment sales at Jones Lang LaSalle Hotels, which is the exclusive agent for the sale of Orchid Hotel.
Separately, nine strata office units adding up to about 10,600 sq ft on the second floor of the 20-storey hotel are also available for sale. Three of these units are larger in size and could potentially be converted to function rooms, subject to approval from the relevant authorities. The $250 million and above pricing for the hotel rooms excludes the strata office units.
The retail podium on the first level comprises 19 strata retail units which were sold earlier and are not included in the hotel sale. The hotel rooms are spread from the fourth to 20th floors. Carparking lots are in two basement levels.
JLL Hotels will be marketing the sale of Orchid Hotel through an expressions of interest (EOI) exercise that is slated to close in early November.
Orchid Hotel is owned by Orchid Hotel Pte Ltd, whose shareholders are Chng Gim Huat and Chng Beng Siong. They developed the hotel on a 99-year leasehold site that they bought for $97.07 million in 2007. |

Far East emerges top bidder for Tanjong Pagar hotel site

FAR East Organization is likely to include some apartments in its scheme for a hotel site in the Tanjong Pagar area for which it emerged as the top bidder yesterday.
The property giant offered a higher-than-expected $194.77 million or nearly $932 per square foot per plot ratio (psf ppr) for the 99-year-leasehold plot opposite its Icon and Altez residential developments. The tender drew seven bids.
Far East said yesterday that its proposed scheme for the plot, at the corner of Gopeng Street and Peck Seah Street, is a mixed-use development that will have a primary hotel component, with retail, and food and beverage outlets on the first level, as well as residential or commercial units.
'We will be engaging acclaimed local and international designers to help us conceptualise a distinctive, stylish designer hotel that will bring greater life and energy to the precinct and strengthen the government's plans to transform Tanjong Pagar into the new lifestyle destination,' said Far East executive director (development and planning) Chng Kiong Huat.
Far East's bid was about 3 per cent higher than the next highest offer of $904 psf ppr by Overseas Union Enterprise (OUE). Both Far East and OUE also took part in last week's tender for the Ogilvy Centre site on Robinson Road which is designated for hotel use.
That site has been awarded on 60-year-leasehold tenure to Royal Group Holdings, linked to Asok Kumar Hiranandani, for $1,072 psf ppr.
As for the Tanjong Pagar hotel plot tendered yesterday, Far East's top bid was significantly higher than the $650-$750 psf ppr range that Cushman & Wakefield Singapore vice-chairman Donald Han had predicted in November when the site's release was announced.
Mr Han said yesterday that bidders could support strong bids by including a residential component.
'Prices of inner-city apartments have already crossed the $2,000 psf level,' he noted.
He also observed that bids for hotel sites at state tenders have been rising due to the strong performance of the hotel market. This has also increased many hotel chains' appetites for expanding their presence in Singapore.
'There's virtually no hotel in Singapore available for sale as owners have been enjoying roaring business over the past year. As a result, anyone wanting to operate or buy a hotel here is taking the route of buying a hotel development site rather than a completed property,' Mr Han said.
The plot tendered yesterday is a stone's throw from two other hotel sites sold by the government in 2007. One plot was sold for $123 million or $573 psf ppr to Carlton group, and the other was sold for $97.07 million or $562 psf ppr to Chng Gim Huat of CGH Group.
The latter's 272-room Orchid Hotel will open in May, while Carlton's 383-room hotel is slated for completion in 2013. The main construction contract was awarded just a few months ago.
Neither of these two companies, nor even Amara Holdings which owns the Amara Singapore nearby, took part in yesterday's tender.
However, the site drew interest from CapitaLand unit The Ascott Ltd, which bid $188.89 million or $904 psf ppr, City Developments ($173 million/$828 psf ppr), BS Capital ($162 million/$775 psf ppr) and the Chiu family's Tang Group ($148 million/$708 psf ppr). The lowest bid of $135.8 million or $650 psf ppr was from a tie-up between Accor and LaSalle Investment Management. |

SINGAPORE: Eighteen winning ideas on the future use of the former KTM railway land were unveiled on Friday.
The "Journey of Possibilities" competition received more than 200 submissions from both local and overseas participants.
The Urban Redevelopment Authority (URA) organised the competition last November to draw innovative ideas from the public on the future use of the 26km Rail Corridor which stretches from Woodlands to Tanjong Pagar.
An Australian team won the first prize in the Open category's "Extraordinary and Innovative Ideas for a Great Public Space" issue.
The team's submission, entitled "The Tiger's Garden", proposed that the Rail Corridor be returned to the wild to reconnect modern Singapore with its primeval past.
It suggested an elevated trail to bring people up close with nature.
The jury said the proposal went beyond the concept of the city in a garden to conceive Singapore as a city in a jungle.
In the Youth Challenge category, a group of Raffles Girls' School students clinched the top prize.
Another 19 ideas were recognised as "honourable mentions" for their creativity and surprising qualities.
URA says it will study the ideas and concepts from these entries and distil suitable design principles and parameters that can form part of the brief for the Rail Corridor Master Plan and design competition that is being considered at the moment.
The entries are on display at an exhibition at the URA Centre till 11 May.

IF NOT for the Oxley Tower signboard in the lobby, it would have looked like yet another line of Singaporeans queueing up for their share of freebies.
It was a buying frenzy at the Oxley Tower launch yesterday with anxious buyers frantically flipping through price lists and dishing out cheques to their agents on standby.
Response for the rare freehold strata development located in the heart of Singapore's central business district (CBD) - at 138 Robinson Road - was immense with all its shop and cafe units receiving interest from more than one buyer, triggering the need for two phases of ballots (carried out at 12.30pm and 4.30pm respectively) to place the units to their 'lucky' new owners.
Cafe units ranged from 398 to 807 square feet in size with prices starting from $6,200 per square foot (psf) to $7,200 psf (averaging $6,653 psf).
For shops, units ranged from 118 sq ft to 409 sq ft, with prices starting from $3,800 psf and extending to $6,000 psf (averaging $4,820 psf).
The developer, Oxley Consortium, also released 56 out of 104 office units (947 sq ft to 1,346 sq ft) straddled across level 5 to level 18 of the tower, at prices ranging from $2,800 psf to $3,490 psf (averaging $3,048 psf) at the launch yesterday.
In total, the freehold strata development comprises 121 shops, eight cafes and 104 office units.
In addition, the development also has space for a gym or spa and three restaurants. However, the company said that it will consider selling these units only upon receiving expressed interest from prospective buyers.
As of yesterday evening, all of the development's cafe and shop units were sold out. The office units also saw brisk sales with 60 per cent of the units finding buyers as well.
Oxley Tower is expected to receive its temporary occupation permit (TOP) sometime in December 2018.

SINGAPORE: The public can now make use of the two former Malayan Railways RTM stations at Bukit Timah and Tanjong Pagar for ad-hoc activities and events.
The Singapore Land Authority (SLA) said it hopes such events and activities will inject vibrancy and life to the two buildings and the surrounding area.
SLA said over the past few months, it has received several requests from the public to use both railway stations for community events, sports activities and exhibitions.
The first event to be staged at the former Tanjong Pagar station is a fashion show on April 25. The event is organised by Female and Nuyou magazines.
Other events being planned include exhibitions and art performances.
Both stations were on land formerly occupied by Malayan Railways KTM.
Since the land was returned to the Singapore Government in July 2011, SLA has carried out improvement works at the sites.
The Tanjong Pagar railway station has been gazetted as a national monument, while the Bukit Timah railway station has been conserved.
SLA is carrying out improvement works at three sites along the 26-kilometre Rail Corridor and adjacent vacant state land which have been identified for interim community use in January.
The sites, which are located near Jalan Hang Jebat, Ghim Moh Road and Kampong Bahru Flyover, will be progressively opened to the public from April. |

FOLLOWING last Friday's strong reception to Oxley Tower's preview, where retail units sold like hot cakes, the developers of EON Shenton, too, began previewing their project on Monday evening.
Some of EON Shenton's shop, office and apartment units had to be balloted to cater to demand from more than one potential buyer.
As of yesterday, all 23 street-level shops were sold, at a price range of $4,000-$4,980 psf, BT understands. The shops are 129 sq ft to 377 sq ft.
The developers of EON Shenton - a 99-year leasehold project that will rise on the former Marina House site at 70 Shenton Way - are said to have sold 30-plus of the 50 office units which were released. In all, the project has 98 office units.
The 50 office units range from 506 sq ft to 1,765 sq ft - and were priced at between $2,150 psf and $3,000 psf at Monday evening's preview. These prices are understood to have been upped by 2 per cent yesterday. The 50 office units released are on levels 7-13, 16, 18 and 20. Sources say the developers may have decided to keep four entire office floors - levels 15,17,19 and 21 - for investment.
EON Shenton's top 10 floors - levels 23-32 - will house 132 apartments of between 527 sq ft and 1,249 sq ft.
About 40-plus apartments have been sold out of a batch of 66 released at between $2,200 psf and $2,750 psf. Apartments with sea views cost about 20 per cent more than city-facing units.
EON Shenton is being developed by a consortium comprising Melvin Poh of Fission Group, Roxy-Pacific Holdings, Macly Group, Pinnacle Assets and architect-turned-developer Chee Hsian Sing.
Over at Robinson Road, where the freehold Oxley Tower was previewed last Friday, 65 per cent of the 56 office units released have now been sold. The offices are priced at $2,800 to 3,490 psf - or an average of $3,048 psf. Oxley Tower has 104 office units. Eight street level cafe units - 398 sq ft to 807 sq ft - were also snapped up at $6,200 to $7,200 psf, or an average of $6,653 psf, at last Friday's preview. On the same day, 121 shop units on the second and third levels with sizes of between 118 and 409 sq ft all found takers at between $3,800 psf and $6,000 psf, or an average of $4,820 psf.
Talk in the market is that as early as this week, Oxley could release The Promenade@Pelikat project near Hougang Avenue 1, which is about 600 metres from Kovan MRT Station. The freehold, low-rise project will have 270 shop units, which are expected to be priced at about $2,600 psf on average, and 164 apartments, which are tipped to go on the market at an average price of about $1,100 psf. Huttons is the marketing agent for all three projects.

Visitors to the Tanjong Pagar Railway Station later this month may catch a glimpse of runway models at the now-defunct train station.
On Wednesday, the Government announced that both the Tanjong Pagar Railway Station and the Bukit Timah Railway Station may now be rented to those who wish to use the premises.
The decision comes after it had received numerous suggestions for the two sites to be used for community activities, the Singapore Land Authority (SLA) said.
The first event to be held at the Tanjong Pagar site will be fashion event 'Female Nuyou Catwalk 2012' on April 25, with about 400 guests. |
